Before signing: put the essentials in writing
Article 16 of the Shanghai housing rental regulations lists the terms a contract should cover, including rent, deposit, repairs, utility charges and dispute handling. Article 19 requires the landlord to show identity and ownership documents.
The regulation was adopted in 2022 and amended on 26 November 2025; it is not a new November 2026 policy. Read the contract before paying, keep receipts, and ask a qualified adviser about disputes.
